- What size home is required?
Reflections Village offers modest building requirements that will allow flexibility in the sizes of homes while preserving the integrity of the neighborhood character. One story home minimums are 1,300 sq ft on lots less than .33AC, and 1,500 sq ft for lots larger than .33AC. 1.5 story homes minimums are 1,700 sq ft with at least 900 sq ft on the first floor. Two story home minimums are 1,700 square feet. Garages require 400 sq ft minimum and 900 sq ft maximum.

- Can I have an outbuilding?
(1) outbuilding is allowed per lot in Reflections Village. Total square footage cannot exceed 150 sq ft and all building plans must receive Architectural Control Committee approval.

- Can I have a pool?
Only in-ground pools will be allowed, and all pools must receive approval from the Architectural Control Committee.

- When will the clubhouse and pool be built?
The clubhouse and pool is currently in the plans to be completed during the second phase of the development.

- What are the fees for the community well and septic?
There will be a separate trust set up to handle the funds and maintenance of the community well/septic systems at Reflections Village. Currently, each lot owner is to be charged a one-time water/sewer hookup fee of $4,000 and a one-time water/sewer maintenance escrow fee of $1,800 upon closing of their lot in Reflections Village. A portion of the monthly association fee will also be allocated to the septic/water charges.

- What are the building setbacks?
12.5 feet from all sides of the lot; 25 feet from the rear lot line; and 15' from the front street yard line. There is also a 25' garage setback requirement from the front lot line.

- Aside from the sewer/water hookup fee and maintenance escrow, are the any other fees I should be aware of when purchasing a lot at Reflections Village?
As of 2010, we are aware of a Park Impact Fee of $1,093 and Fire Impact Fee of $678 from the Village of Richfield. Also, there is a one time $500 Homeowner's Association fee to be paid at closing. Ongoing monthly maintenance/association fees are estimated to be about $60 per month.
